Is a holiday property always a safe investment? Many believe that. But a property is only a good investment if the owner can generate income from it that refinances his investment. Occupancy of commercial holiday properties is higher than that of private accommodation

Statistically speaking, private holiday apartments and houses are rented out less often than commercial properties. Now one can assume that the rates for “private” ones are perhaps lower because the owners want to use them themselves from time to time. After all, why have a property in such a beautiful place? However, these may also be properties that are less easily rentable – or are not rented as well.

Renting out holiday apartments is a hassle

What is the difference between renting a holiday apartment and renting a normal apartment? On the one hand, people naturally stay for a shorter time. So you have a comparatively high administrative effort: the property has to be marketed, bookings and payments have to be accepted, keys have to be handed over, the condition has to be checked after departure and cleaning may have to be organized. Not all guests behave as expected and sometimes there is something that needs to be fixed.

In addition, not every season is equally attractive. Ski areas are generally popular in winter and are often ideal for hiking in summer. But very few people go on a skiing holiday in November, for example. So you have to expect vacancies. When it comes to price and features, you are in competition with others. Renting out holiday properties is comparatively complex - but on the other hand, you can charge correspondingly higher prices.

How does professional rental management help?

The personal effort that you have to put in to rent out the property efficiently can be greatly reduced if you seek professional support. Professional rental management first analyzes the apartment or house and its surroundings.

The operator may make suggestions as to how the property could be optimized to be more attractive and achieve a better price, for example through additions or changes to the amenities. A house with a fireplace and sauna is better to rent in autumn than one without.
