Tyrol remains a tourism hotspot and opens up a wide range of opportunities for the property sector

Austria saw growth again in the 2023/24 tourism year. According to Statistics Austria, the number of accommodation establishments rose by 2.3 per cent to 71,890, while the number of beds also reached a new record of 1.19 million. Tyrol and Salzburg account for almost half of the beds. Tyrol in particular remains an important location for tourism and offers great opportunities for the property sector.

 

Growth opportunities for investors

More tourists mean more demand for accommodation. Not only hotels but also campsites are particularly popular - their number has risen to 729. This shows that alternative accommodation is becoming increasingly popular. Investors have many opportunities to realise new projects here.

 

Tyrol: top region with potential

Tyrol remains one of the most sought-after regions in Austrian tourism. Despite a slight decrease of 0.1 per cent in the number of beds, the province continues to offer excellent opportunities with its established attractions and international reputation. The strong infrastructure, wide range of leisure activities and high demand for holiday properties make Tyrol a safe and rewarding location for investment.

 

Exciting regions

In addition to Tyrol, other regions also showed interesting developments. Burgenland saw the largest increase in the number of establishments (+6.6 per cent). Vienna led the way with a 10.8 per cent increase in bed capacity. This could mean that capacity is fully utilised in well-known regions such as Tyrol. New opportunities may also lie in lesser-known regions.

 

Improve bed utilisation

Bed occupancy is not yet at the level of 2018/19, i.e. before coronavirus. In winter 2023/24, it was 34.9 per cent, in summer 2024 it was 35.2 per cent. This shows that there is still potential to make better use of the accommodation, for example through better marketing or new attractions.

Tourism in Austria continues to grow - and with it the opportunities for the property sector.  Those who invest in sustainable and creative projects can benefit from this trend.
